Imagine what it would be like to earn a minimum return of 15% every year without having to worry about losing money, and then they paid you double that amount in actual performance. Is that the kind of company you would trust to invest your retirement?
Our minimum fixed return is 15% even when real estate is not doing well. At 15% your money doubles every 4.8 years according to the rule of 72. 30% would double your money every 2.4 years. We can do this because notes are consistently paying 21% even in a recession. Real estate is paying much better right now. Last year appreciation alone in Bakersfield was 29%. Net cash flow from rents was 11-17% depending on cash or financed. Plus instant equity paid 11% last year on the average. Overall, that's a 51-57% return on real estate. This year we believe cash flow and instant equity will be slightly better. Although the new property percentage will be less and appreciation is likely to be between 15-23%. Last year we paid all of our members 33% that invested for the full year. This year returns are likely to increase each month and be about 27-30% to the members.
